There was no Aventura before the dredgers arrived. The land was cut out of 785 acres of mangrove beside Dumfoundling Bay and the Intracoastal starting in 1967, so almost nothing here predates the 1960s and there is virtually no galvanized pipe to find. The 1970s and early 1980s buildings — Admirals Port in 1974, Coronado and ElDorado Towers in 1975, Turnberry Isle North in 1979, Turnberry Towers in 1981, Delvista in 1982 — carry cast iron stacks and collectors with copper supply. The vertical stack pits from the inside, and when it lets go the water runs down the chase and wets several floors before anyone upstairs knows there is a problem. In ZIP 33160 the median build year is 1977 and the 1970s alone account for 10,621 units, so this is the single largest slice of Aventura.

The mid-1980s through early 1990s buildings — Hamptons West in 1984, Williams Island from 1985, Spinnaker Bay in 1986, Southview in 1987, Mystic Pointe between 1988 and 1991 — land inside the polybutylene window of 1978 to 1997.
