The old core, before 1975
Around Davie Road, Orange Drive and the Western Theme District the drains are cast iron poured under the slab and the supply is galvanized. Cast iron gives 40 to 60 years here and that stock is past the window, rusted from the inside out with the bottom of the pipe channelled away. A lot of Davie's housing stock goes back to the 1970s and 80s, which means original galvanized supply lines, old gate valves, and drain piping that's outlived its rating. That's usually where a small leak turns into a wet ceiling. Sometimes the smarter fix is a repipe instead of chasing one leak after another. We'll tell you which one you actually need.
The 1980 to 2000 build-out
Arrowhead went up between 1973 and 1983 with a median of 1974; Forest Ridge, Shenandoah and the condominiums of Pine Island Ridge followed. The wells, which only Davie has
West of Flamingo Road there are still acre agricultural parcels off the municipal system, on a private well, a pump and a pressure tank, where iron and sulphur in the water chew through fittings, valves and heaters long before their rated life. A good share of the acreage properties still pull from private wells feeding both the house and the irrigation system. When pressure drops or water turns cloudy, the cause could be the pump, the tank, or a cross-connection out in the yard.
